We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.

Good: handy location, spacious room and spotlessly clean. Staff member I saw was very friendly and helpful Bad: slightly shabby decor in places. Also expensive but that seems to be the norm for Edinburgh - definitely pricier than previous visits to the city.

Staff were very friendly and the location was great. A short bus ride into central Edinburgh and reasonable fares. The guest house was a little run down, but very clean and charming. our room was at the front of the guest house and i was expecting traffic noise, but it was very quiet and we had a good nights sleep.

Sweet little guesthouse in strategic location.

Nice and very clean room, albeit a bit noisy. Big bed, soft and comfortable linen, mattrass a bit less comfortable. More than friendly and very helpful staff. Excellent breakfast! Located @ 15min walk from The Royal Mile, and surrounded by lots of restaurants. The one across the street was good!

Pleasant stay

It was a pleasant stay. Located on a busy road but luckily my room was facing the back of the hotel so it was nice and quiet. There were no reception staff after 6pm but check in instructions were sent to me which was straight forward. The kettle was not in a good condition, I didn’t use it. There was no heating in the room but I was provided with a small portable electric heater which did the job. It would struggle to heat up the room in winter months especially December onwards. There are few good restaurants nearby.

Disappointing stay

The host was friendly and nice. We were placed on the ground floor. The room is a bit run down and smells musky. One of the bedside lamp doesn’t work. We got back after 10pm, there is no hot water from the sink tap. The bottom part of the sink was detached. There’s no sound proof whatsoever we could hear everything and everyone from outside. Now I would accept all of these, but I paid £160 so I am very disappointed.

Initially disappointed by the tired decor, broken blind and sofa, photos not truthful and concerned on finding negative reviews saying the same ( I’d only seen positive on booking). It was expensive and given too many stars. However I realised Edinburgh is expensive and over priced like London and actually we ended up having a lovely stay. I prefer character to modern. It was quiet even at the front we used shutters to reduce noise, bed comfortable ( new mattress possibly), warm , clean , everything worked well (except a blind and sofa) , breakfast was lovely and reasonable and owner was very helpful and responded quickly by text. We would stay again but not at the price advertised. It was very convenient for getting many different buses and not far by taxi from station. Shops and restaurants close by.

Very shabby room was not ready until an hour after check-in time. From then we never saw a manager or any service personnel or even towel service. We question the legitimacy of the reviews shown on hotels com for this location.

Guest House or Ghost Town?

While the room was pleasant & comfortable, the guest house itself felt abandoned. For my entire 3 night stay I never saw anyone staffing the front desk, the restaurant looked shuttered & it appeared as if no one was in charge.

Not great for the price

It's a great location - tons of restaurants and bars nearby, lots of buses to get around the city or a short 20 min walk from the city center. Very safe. The shower had good water pressure and the hotel and surrounding area were quiet. The room was clean. The beds were incredibly uncomfortable, the room needs a fan as theres no AC, and a few shelves and a box of tissues would go a long way. We were also supposed to be able to check in at 2 pm but the room wasnt ready until 3 pm (and only then because we were getting impatient). They will hold your bags while you wait. This place would be fine for a night or two, but not very comfortable for 5 nights.

Useful location but on arrival no one there and had to call to get access. Not very welcoming. High degree of utility. Nice artworks. Didn’t see any staff at all when I left so went on my way leaving the key as indicated in a glass jar
