Lovely room, loved the artwork about the place, service was excellent, breakfast was amazing, and the outside bar area was very nice. The only issues to flag was that we ran out of breakfast tea and this wasn't restocked in our room and only having one bog roll at a time seemed a bit tight

Great hotel in a central location

This is a great hotel right in the historic center close to shops and very good restaurants. The room was large and clean and comfortable. The staff was helpful. The breakfast was solid. We had some difficulty with the parking app and had to park on the street. Maybe because we have a US phone number the app wouldn’t load. It would be a lot easier if there was another parking system. But other than that, this is a great place to stay.

Wrong first impressions

We were apprehensive on registration and climbing some rather steep stairs to the 3rd level, over worn carpets, beside cracked walls to arrive at a wonderful, spotless and comfortable room with a perfect bathroom, huge balcony with views over the marshes. Excellent breakfst to order - the only disappointment was "kippers" was just one - but then I am greddy!

Lovely hotel and room was great. Great location too. Lovely breakfast too. Such a shame about the common staircase area as desperately needs updating and carpet very worn. Room was lovely and spacious but shower was left as old one and not up to room standard

Very disastisfied about the room and its minimal comfortable and dirty bathroom. Impossible to make the room dark too - clearly not a room to sleep in? Despite being given a late check out on the evening, the manager comes banging at the door in the morning and when told a late check out had been approved, instead of apologising, states “who authorised this?” A poor experience on every level.

Good location, minutes from main high street with its restaurants and bars. Staff were helpful and friendly. However, the hotel is in need of complete refurbishment. Although our 'deluxe' room was a good size, it overlooked the car park and was extremely scruffy, dated and the bathroom in particular felt unclean. The hotel suited our purpose as we spent little time them as we were attended a wedding but I would not recommend it otherwise.

We had a brilliant stay in the lookout. It is brilliantly located in Rye and we slept wonderfully. The reception and rooms were modern though the hallway is very tired (it looked like these will be renovated soon.) Great value including a good breakfast. My only complaint is that the tiles in the bathroom were a little mouldy.
